Description:  Apply at www.ncmissouri.edu/jobs DIRECTOR OF FACILITIES CLASSIFICATION: Administrative, Management, Professional (salaried) DEPARTMENT: Physical Plant REPORTS TO: Vice President of Business & Finance FLSA STATUS: Exempt FULL TIME/PART TIME: Full-Time, permanent, works year round SHIFT: Monday-Friday 7:30 a.m.-4:00 p.m. (typical schedule, some alterations could occur) On call rotation-some nights and/or weekends LOCATION: Trenton, Missouri-Main, Barton, and Savannah (limited) Position Summary: Responsible for the supervision & coordination of activities of workers engaged in maintaining and repairing physical structures of buildings/ground, and custodial workers. Responsible for maintaining college buildings and grounds. Development and implementation of a comprehensive, short-term and long-range preventative maintenance program for the preservation of College facilities. Incorporate strategies and/or methods for achieving greater energy efficiencies in all facilities operations. Preparation of annual budget requests for maintenance, operations, and improvements of the College facilities. Essential Functions: The Director of Facilities will engage in and direct other workers in the following functions: • Painting and performing structural repairs to masonry, woodwork, and furnishings of buildings, and routine custodial duties. • Ground maintenance activities, such as mowing lawns, trimming hedges, removing weeds, and raking and disposing of leaves and refuse. • General cleaning and up keeping of buildings, including buffing, dusting, sweeping, mopping, vacuuming, and washing windows. • Assisting other departments as requested, including moving furniture and unloading and storing supplies. • Requisitions tools, equipment, and supplies. • Inspect building facilities to identify building maintenance, appearance and safety needs • Serve as an internal cost estimator and solicit bid proposals from external vendors and/or contractors on facilities maintenance projects as assigned. • Inspects completed work for conformance to blueprints, specifications, and standards. • Simultaneously manage multiple facilities maintenance projects in various stages of completion. • Coordinate scheduling of maintenance projects, personnel, and activities. • Studies production schedules and estimates worker hour requirements for completion of job assignment. • Serve as a quality assurance evaluator to ensure appropriate construction standards are met and that projects are completed in accordance with applicable building codes, contractually defined Scopes of Work, College quality standards, regulations, guidelines, etc. • Analyzes and resolves work problems, or assists workers in solving work problems, • Initiates or suggests plans to motivate workers to achieve work goals. • Selection and training of Facilities staff. • Coordinate scheduling of facilities maintenance activities with affected departments and/or divisions, and Facilities department as appropriate. • Make recommendations on contract analysis and negotiations related to the purchase of equipment, materials, and supplies pertaining to the structural, electrical, grounds, and mechanical trades areas/ • Ability to work and respond to emergency maintenance calls during off-hours. Qualifications: Education: High school diploma/GED, postsecondary training or certifications preferred. Prefer a Class A CDL License with passenger endorsement or have ability to obtain 6 months. Experience: Prefer an individual with knowledge and experience in the following areas: construction mgmt. and supervision experience helpful. Will consider a mix of education and experience. Electrical, plumbing, HVAC, carpentry, painting, and landscaping. Skills: General construction, general maintenance and lawn care skills. Ability to operate maintenance and lawn care equipment and vehicles. Must hold a valid driver’s license. Ability to work with hand and power tools. Ability to work with architects, engineers, inspectors, and other project personnel in completion of capital projects. Physical Demands: Lift and move up to 75 lbs., remain stationary for extended periods of time while performing duties, moving about between buildings on the NCMC and Savannah campuses, ascending and descending stairs, reaching, pulling, and pushing equipment, able to do repetitive tasks, bending, stooping, reaching overhead, and climbing a ladder. Environmental Demands: Working in outdoor conditions with weather fluctuations. Frequent fluctuations between moving indoors and outdoors on tile, carpet, hardwoods, concrete, or blacktop with uneven surfaces.
